Booking and stay policies

A reservation is confirmed once payment has been received in full. Until then the dates remain available to other guests.

Rates are quoted in Mexican pesos and include taxes and final cleaning. There are no additional charges on arrival, other than optional services the guest requests during the stay.

Payment is processed through a secure link or bank transfer. We never request card details by message, email or phone.

Within 48 hours of booking: full refund.

Up to two weeks before arrival: 50 percent refund.

Within two weeks of arrival: the reservation is non-refundable.

Refunds are issued to the same payment method used for the reservation.

Check-in from 3:00 PM. Check-out by 11:00 AM.

Early check-in and late check-out are subject to availability and carry a fee of 100 US dollars.

Access instructions, the exact location and your personal entry code are sent by email before arrival. The code is personal and non-transferable.

We do not take a security deposit. Instead, on completing payment the guest authorises their payment method to be securely stored in case of damage attributable to the stay.

No amount is held or charged at the time of booking. The card on file is used only if damage to the property, its furnishings or its equipment is documented at the end of the stay, and any such charge is capped at 25 percent of the reservation total.

Any charge is communicated to the guest with supporting evidence before it is applied. In practice this is exceptional: the overwhelming majority of our stays end with no additional charge whatsoever.

Card details are stored with our payment processor, never on our own systems.

No pets. No smoking inside the property.

Only registered guests may stay at the property. Unauthorised visitors are strictly prohibited.

Children must be supervised by an adult at all times. Our properties are not child-proofed.

Please keep noise at a reasonable level out of consideration for our neighbours.

Rooftops, terraces and pools are social spaces to be used responsibly: no climbing, sitting or leaning over edges, no running, no diving, and no glass containers in the pool area. Proper swimwear is required for pool use.

Please report any incident during your stay. Damage to the property, its furnishings or its equipment results in an additional charge. Towels are inventoried; each missing item at check-out carries a replacement fee of 500 Mexican pesos.

Assumption of risk. Use of the property, including rooftops, terraces, stairs, balconies and pools, involves inherent risks which guests voluntarily assume.

Guest responsibility. Guests are responsible for their own safety and for the conduct, supervision and well-being of everyone in their group, including invited visitors.

Limitation of liability. To the fullest extent permitted by applicable law, the property, its owners, operators, employees and contractors shall not be held liable for any accident, injury, loss or damage arising from misuse of the property, failure to follow these rules, or negligent or reckless conduct by any guest.

Compliance. Failure to comply with these conditions may result in immediate termination of the stay without refund.

Acceptance. By confirming a reservation, completing a payment or checking in, guests acknowledge that they have read, understood and accepted these conditions.
